Buying Off-Plan Property in Dubai: Escrow, Payments and Handover

A practical guide to assessing Dubai off-plan property, including developer checks, escrow, payment plans, registration, handover and resale restrictions.

Start with the registered project

Before reservation, verify the project and developer through Dubai Land Department and RERA channels. The legal developer name, project registration, advertised completion target and the seller receiving funds should match the documentation—not only the marketing brand.

Understand the escrow trail

Dubai’s project escrow framework is designed so off-plan buyer payments go to the registered project account and are released in line with the applicable rules. Buyers should verify the account details independently and avoid paying material purchase funds to an unverified personal, brokerage or unrelated company account.

Read the payment plan as a contract

  • Confirm every instalment date and whether it is time- or construction-linked.
  • Separate the purchase price from registration, administration, agency, mortgage and service-charge costs.
  • Check late-payment consequences, cancellation mechanics and any grace period.
  • Understand the developer’s rights and buyer remedies if delivery moves.
  • For post-handover plans, model the cash required after taking possession.

Registration, assignment and resale

Confirm the off-plan registration process and keep the registration evidence. If an early resale may matter, read the sales contract and developer policy on assignment, the percentage that must be paid, any no-objection certificate and the fees involved. A marketing promise that a unit is ‘easy to flip’ is not a contractual resale right.

Handover and snagging

At completion, inspect the exact unit, record defects, review the completion and utility position, understand service charges and confirm the payment needed for handover. Rental projections should be rebuilt using the delivered property, actual service charges and competing supply rather than the launch brochure alone.
